Underperforming STR refresh
The situation
They bought an existing rental and wanted a refresh that moved the nightly rate, not one that just made the property prettier. The budget had to go where it would actually earn.
What I did
The bedrooms already had king beds and ensuite baths, so they could wait. The rate was sitting in the balcony, game room and dining area. The balcony went from a place to glance at the view to zones where guests eat, play and sit with it. Mountain guests spend most of their trip in the house and want to know they won't be bored, so I used the empty walls in the game room for wall games and added a popcorn machine. The corner table had a checkerboard engraved on it so it seats two and plays as a game. Custom banquette seating in the dining area made room for everyone at every meal.
