I listed my college apartment when the Super Bowl came to Houston and it booked within an hour, then every weekend after that. Two months later I started at NASA as a business analyst and leased an apartment in the Medical Center that filled during rodeo season and stayed booked long after. What was supposed to be a part-time apartment to reduce my long work commute became my first rental in a short-term rental management company where I co-hosted for landlords, earning a percentage of every booking, which meant my design decisions showed up directly in what I made.

That's where the formula came from. At NASA I spent my days mitigating risk and gauging feasibility against a budget and a timeline, and I was already doing the same thing with properties without calling it that. Now I do it full time for investors, because investors can tell you what a property needs to earn, and that gives every decision something to measure against.
